Looking Glass Realty would like to suggest the following commission structure while leaving the discussion open based on the needs and involvement of the developer:

Gross Commission:

  • 4% per sale

Commission Distribution:

  • 1% to Looking Glass Realty (Listing Side)
  • 3% to Buyer's Agent (Any broker representing buyer)

Agency Models Utilized:

  • Traditional Dual Agency: If listing and buyer's agent are the same
  • Designated Dual Agency: If buyer's agent is with Looking Glass Realty but not on the seller's team
  • Traditional Buyer Agency: If buyer's agent is from a different firm

If you're going to sell a skyscraper in Downtown Charlotte or a massive development in Asheville, then going with a large regional firm makes sense.
